New York is known for its skyscrapers, but one new development is reinventing this cornerstone of the city. 416-420 Kent Avenue by ODA architecture is opening up 800,000 feet of new residential space, with an interesting twist.
An innovative new design makes it so that the majority of the units are corner apartments. “By using two standard floor plans and mirroring them around the central axis we create three distinct towers featuring multi-dimensional façades while 80% of the total count of apartments will be in a corner condition.” Usually something rare and desirable based on scarcity, these 22 floor towers will feature 857 apartment spaces. 20% of those are earmarked for affordable housing.
The cantilevered structural shifts also allow for another luxurious scarcity in New York City: private garden terraces. Besides the private garden space, an additional 77,000 square feet of communal outdoor space will be accessible to residents.
The buildings will feature views of the Williamsburg Bridge, The East River, and Downtown Manhattan.
